How to Apply

We understand that applying for a rental property can be quite a stressful process, especially when you have a short time frame to find a property and have many other tenants competing for the same property.

That’s why we utilise the Snug system for all tenancy applications. Snug makes renting easier by streamlining the application process, allowing you to apply for multiple properties with the ease and speed of just one application. Snug saves all of your details from the first time you enter them so it really does save you a lot of time and energy. If you have never used Snug before, you will have to create an account. Application Tips

  • Ensure that your application is completed in FULL, that includes providing the recommended documentation. If you don’t supply the relevant documents, it will delay your application.
  • Each Adult MUST submit a separate application. An Adult is deemed a person 18 years or older.
  • If you are a home owner, please provide your last Mortgage Statement.
  • If you receive Centrelink payments or Child Support please remember to include this in your application as this will count towards your income assessment
  • Remember to notify your personal references that they might be contacted by a Ray White Kurri Kurri Property Manager

Documents Required

You’ll need 100 points of ID in order to apply for a property. To pass the 100 point check, individuals must provide one form of a primary document, and any other documents, provided they are valid and collectively add up to at least 100 points:

Primary Documents

  • 50 Points: Drivers licence or Passport

Secondary Documents

  • 40 Points: Birth certificate or citizen certificate
  • 30 Points: Student ID card, government issued ID, council rates notice
  • 10 Points: Current phone, water or power bill, foreign drivers licence, document from current or last employer, Medicare card

We will also require copies of the following:

  • Proof of income — copy of your last 3 payslips
  • Current Centrelink statement (if applicable)
  • Bank statement showing any savings (front page only required)
  • Last Mortgage Statement (if own your own home)

If Your Application is Successful…

You will be notified by a Ray White Kurri Kurri Property Manager and the following up-front payments will be required to be paid prior to moving in:

  • Holding Fee of 1 weeks rent payable 24 hours after being approved
  • 1 weeks advance rent
  • Rental Bond (4 weeks rent)

FAQs

My documents won’t upload to Snug?

If you are unable to upload your document, please email it to ryan.mitchell@raywhite.com. Alternatively you can print it off and drop it into our office in person.

Can I get a paper application?

We recommend using Snug to apply for our properties, however if you are having technical difficulties we do offer paper applications which are available to pick up from our office located at: Ray White Kurri Kurri, 5/89 Northcote Street, Kurri Kurri (located within Caltex Service Station Complex)

When can I inspect the property?

Scheduled inspections are uploaded onto the property’s page on our website www.raywhitekurrikurri.com.au, realestate.com.au and Domain.

I’m working & can’t make it to the scheduled inspection, how can I inspect the property?

You may organise for a friend or relative to inspect the property on your behalf. Or a private inspection may be arranged but only after the scheduled inspection and if no suitable tenants apply from that inspection. Alternatively if you live interstate, you can apply for the property without an inspection however you must sign a sight unseen declaration form.

How do I apply for a property?

You can apply for our rental properties online via the Snug system. Please follow the link provided above.

What documents are required with my application?

We require a copy of your licence, passport or photo ID card. We also require a further 3 forms of ID such as a copy of your Medicare card, Utilities Bill, or Bank Statement. You will need to provide proof of income in the form of your last 3 payslips and also your latest Centrelink statement if applicable. If you have savings, please supply your bank statement (just the front page is sufficient).

How much bond will I need to pay? Are there any other up front costs?

A rental bond of 4 weeks rent will be due prior to moving into the property. We also require a holding deposit of 1 weeks rent within 24 hours of you being accepted as a tenant, in addition to 1 weeks rent in advance.

I have a dog/cat, are pets considered for your properties?

All pets are considered upon application unless stated otherwise. Please ensure to include details of your pet/s in your application. It is the owners discretion whether to allow pets at the property so we cannot guarantee that they will be approved.
